What are DSCR loan requirements in 2026?

A DSCR loan qualifies on the property's rent, not your income. In 2026 the typical requirements are a debt service coverage ratio of 1.0 or higher (1.2 or better for the best pricing), a credit score of 660 or higher, leverage up to 75% to 80% for purchase and rate and term refinance and up to 75% to 80% for cash-out, 3 to 6 months of reserves, and a lease or market rent appraisal. Rates generally run from the high 6% range to the mid 8% range depending on DSCR, leverage, credit and prepayment terms. No tax returns or W-2s.

How the ratio is calculated

DSCR is gross monthly rent divided by the monthly payment of principal, interest, taxes, insurance and any HOA dues (PITIA). A ratio of 1.0 means the rent exactly covers the payment.

Example: a two-family in Lynn rents for $4,400 per month. The proposed loan payment is $2,900, taxes $450, insurance $200. PITIA is $3,550. DSCR is $4,400 divided by $3,550, or 1.24. That qualifies at full leverage with most capital sources.

If the property is vacant or newly renovated, the appraiser's market rent (Form 1007 or 1025) is used instead of an actual lease, sometimes at a small haircut.

What moves the rate

Four inputs do most of the work: credit score, leverage, DSCR and the prepayment penalty you accept. A 760 score at 65% leverage with a 1.3 DSCR and a 5 year prepay is the best case. A 680 score at 80% leverage with a 1.05 DSCR and no prepay is the most expensive case, sometimes by 1.5 points of rate or more. Loan size also matters; loans under $150,000 carry pricing adjustments with most sources.

Documents you will need

No personal tax returns, no employment verification and no debt-to-income calculation. Your other mortgages are reviewed for payment history, not for income coverage.

Where DSCR fits in the investor's stack

DSCR loans are the exit for a BRRRR project and the long-term financing for any buy and hold. They are also the standard way to pull cash out of a stabilized rental to fund the next purchase. Because they are business-purpose loans, they cannot be used on a home you live in.

Common questions

What is the minimum DSCR to get a loan?

Most programs require 1.0 or higher. Some will go below 1.0, down to about 0.75, in exchange for lower leverage and a higher rate. Above 1.2 you see the best pricing.

Can I get a DSCR loan on a short-term rental or Airbnb?

With some capital sources, yes. They typically use 12 months of actual booking history or a third-party projected revenue report, often with a haircut, and may cap leverage a little lower than a long-term rental.

How soon after buying can I do a DSCR cash-out refinance?

It depends on the source. Many require 3 to 6 months of ownership to use the new appraised value. Some have no seasoning requirement when you can document the renovation cost, which is what makes a fast BRRRR possible.

Do DSCR loans report to my personal credit?

When closed in an LLC they generally do not appear on your personal credit report, although you sign a personal guaranty. This is one reason investors with several properties prefer them over conventional loans.

Is a DSCR loan more expensive than a conventional investment property loan?

Usually by roughly 0.5 to 1.5 points of rate. The trade is no income documentation, no limit on the number of financed properties, and closing in an entity.
