How fast can a hard money loan close in Massachusetts?

A hard money or bridge loan in Massachusetts typically closes in 10 to 14 business days, and 7 business days is achievable when title, insurance and valuation are lined up before the application. Three to five day closings happen but require an existing title policy, a broker price opinion instead of an appraisal, and a borrower with documents ready on day one. DSCR rental loans take longer, usually 3 to 5 weeks, because of the full appraisal and rent analysis.

The four things that decide the closing date

  1. Title. Massachusetts is an attorney closing state. The lender's attorney or your closing attorney orders a title examination, which takes 3 to 7 business days on a typical property and longer on estates, foreclosures, or properties with old undischarged mortgages. If the seller has a recent owner's policy, the exam can be updated in a day or two.
  2. Valuation. A broker price opinion comes back in 2 to 4 days. A full appraisal takes 7 to 14 days in Greater Boston and can run longer in the fall. Many loans under $1 million can close on a BPO.
  3. Insurance. Vacant property or builder's risk coverage with the lender named as mortgagee has to be bound before funding. Investors who call their agent on day one close a week earlier than those who call after the clear-to-close.
  4. Borrower documents. Entity documents, ID, two months of bank statements, the purchase agreement and the scope of work. Files where these arrive together on day one close in half the time of files where they trickle in.

Can a hard money loan close in 3 days?

Occasionally. It requires a property with a recent title policy that can be updated quickly, a broker price opinion rather than an appraisal, insurance already bound, a borrower with entity and bank documents in hand, and a capital source willing to fund on that basis. Plan on 7 to 10 business days and treat 3 as a bonus.

Does Massachusetts require an attorney to close a hard money loan?

Yes. Massachusetts practice requires an attorney to conduct the closing and handle the title and recording. Budget a closing attorney fee and expect the attorney to run the title examination, which is usually the longest single step.

Do I need a full appraisal?

Not always. Many bridge and fix and flip loans under about $1 million close on a broker price opinion or a desktop valuation, which takes days rather than weeks. Construction loans and DSCR loans generally require a full appraisal.
